“Z-Advisor” company contracted with “Mont” Company to leasing shops in the “Giza Mall” of the new Egypt Train Station project.

 

The Egypt Train Station project  is one of the most important and largest development projects that are being implemented at the highest level of modern technology in the North Giza neighborhood.

 

The development of  the Egypt Train Station project  is estimated at about EGP 4.7 billion with its entire facilities, due to the investment properties and the advanced technological services it provides to citizens.

 

Strategic location

the egypt Train Station project  is characterized by a very privileged location that attracts both citizens and investors, as it:

- Close to the heart of the capital, as it is in the middle of the Ramses and Giza railway stations, and connects the various means of transportation such as railways, subway, monorail, mass transit and BRT buses.

- The station is close to Imbaba Station, Al-Munib Metro, Giza, and Bashtil Station, and passes through 4 axes: Lieutenant General Kamal Amer, Sudan Street, Ahmed Orabi and Airport Street, and the 26th of July Corridor.

- The station is the confluence of the main railway lines (the High Dam, Alexandria, Imbaba, Al-Manashy and Al-Qabbari), and it is surrounded by 3 public transportation means: the Third Subway, the 6th of October Monorail, and government bus lines and microbuses.

The Egypt Train Station project  contains huge real estate and commercial investments, due to its large areas, as the total area of the project is 239 thousand square meters (57 acres), and therefore its area is 3 times that of Ramses station.

 

Most of the station's investments are in the station's main building, which is built on an area of 31,000 square meters. It consists of a basement, a garage, a ground floor, and 2 recurring floors. At first, the basement was used as a garage with a capacity of 250 vehicles. Due to the large expansions in the station, a garage was planned below the residential, commercial, and administrative area. It can accommodate 500 vehicles, and a third garage is planned to accommodate 1,000 vehicles.

The Egypt Train Station project  has become the focus of investors' attention for its service buildings and maintenance workshops, which include 12 maintenance workshops, because it contains platforms and railway lines on an area of 164,000 square meters.

 

From a commercial point of view, the ground floor of the station includes an integrated commercial mall on the first and second floors, "Jiza Mall", as well as administrative places on the ground floor, especially for the station's employees, and it also contains 48 ticket counters and toilets.

 

The most important thing that distinguishes the Egypt Train Station project  and makes it a target for any investor is that it contains the glass pyramid area in the main lobby of the station, which is 40 meters high and contains 4 obelisks inside it and it is called Skylight.

The huge investments in the Egypt Train Station  did not focus on commercial malls only, but it has huge real estate investments that attract real estate investors.

 

Egypt Train Station project  plan contains 28 investment buildings built on 11 floors with an area of 44,000 square meters, and it is divided so that the ground and first floors are commercial units, the second and third floors are administrative units, and from the third floor to 11 housing units.

 

What attracts investors to the Egypt Train Station  is that it exploits lands that are not required for operation and advertisements, which makes it an opportunity to increase resources and attract many investments to the station.

 

4.7 billion pounds investments

The first phase of the project began in January 2019 and ended at the beginning of 2023, and its cost is 350 million pounds, due to the huge investments in it. It contains a 4-star hotel in the Pharaonic style, and 2 garages for private cars, and it contains residential rooms, a commercial mall, and 18 residential buildings.

 

As for the second phase, it will end in 2025. It will include 10 residential towers and two 3-star hotels, including 2 garages for private cars. The total cost of the two phases is estimated at EGP 4.7 billion.

The Egypt Train Station project  was implemented by the Nile General Company for Road Construction, affiliated to the Ministry, and Hassan Allam Holding, a pioneer in the field of engineering, construction and integrated projects.

  In cooperation with the Ministry of Transport and Communications, "Mont" recently contracted with "Z-Advisor" to house all "Jiza Mall" stores in the new Bashtil station.

All these reasons behind the inauguration of ways for my company, The Advisor, to contract in the leasing sector in the commercial sector with "Mont", which is specialized by the Ministry of Transport to manage and operate the investment areas of the project to house the commercial units of the "Giza Mall" project in its various directions and specializations at the new Bashtil station.
