Ismail Al-Habrouk, CEO of Al-Habrouk Office for Engineering Consultations, said that the Egyptian real estate market is able to overcome and absorb the shocks it is exposed to.

This is confirmed by the sales indicators in the first quarter of the year, which witnessed stability and growth in some periods, despite the cessation of sales by some developers.

This confirms the sector's ability to continue and maintain its position as the best haven for investment and value preservation.

According to Al-Habrouk, the real estate sector has gone through a state of confusion, but there is confidence in the state's ability to support the most developed market in the Egyptian economy, including huge investments, and it still maintains its attractiveness to investors and buyers.

Engineering consultant role

Al-Habrouk added that the engineering consultant has an important role in reaching the design of the housing unit in the real estate projects with the highest efficiency, the lowest cost, and the reduction of wasted spaces. Taking into account the optimal utilization of spaces and reducing the load on the unit, as well as the client's needs, especially in light of the high prices in the real estate market at the present time.

“The consultant is the link between the client and the developer in order to reconcile the buyer’s requests and maximize revenues for the developer,” Al-Habrouk added.

Northern coast

Al-Habrouk indicated that the northern coast has become the investment destination for buyers from the Gulf and the best investment haven after Cairo, due to its ability to provide a large return in the summer, equivalent to that in Cairo throughout the year.

As for the developers' tendency to expand in western Cairo, he said that the natural extension of the new cities of Zayed and the Sphinx, and the availability of lands at lower prices and ease of access, made them attractive investment opportunities for major developers.

Partnership between the public and private sectors

Partnership projects between the public and private sectors are considered "bright spots", which are huge projects with large areas, of course, according to the science of city planning.

These projects helped expand the urban sprawl of cities and create axes for development, similar to the Al-Rehab and Madinaty projects in East Cairo.

In addition, these projects help the developer to grow and expand, and make real estate investment a locomotive for reconstruction and development. It also creates real competitiveness among developers.
