The Urban Communities Authority announced the launch of vacant residential units in the projects (Distinguished Housing - Misr Housing - Jannah) in the cities of (New Rashid - New Mansoura - Nasser, West Assiut - West Qena - New Mallawi), for immediate reservation through the competent city agency.

According to the announcement of the New Urban Communities Authority, a booklet of conditions, specifications, and spaces for residential units will be provided at the city authority headquarters, starting Sunday, October 15, 2023, and the number of offered units is estimated at 916 residential units, distributed in the city of Rosetta, 144 units, New Mansoura, 288 units, and Nasser. West Assiut 192 housing units, West Qena 144 units, and New Mallawi 148 units.

Conditions for booking residential units

- He must be a natural person with the capacity to act.

- He must not be less than 21 years old when applying.

- It is permissible to allocate it to a person in his capacity as guardian of a minor.

- If more than one client applies for a housing unit, a manual public lottery is conducted for the required unit among them.

- Dealing according to the prices approved by the relevant pricing committees.

- The conditions brochure containing the reservation form is purchased from the city agency according to the units that will be announced.

- The position is evaluated every 6 months to measure the level of demand and take the necessary measures according to market and customer requirements.

Method of paying the price of residential units   

Payment of a reservation deposit of 25 thousand pounds (for premium housing units), 50 thousand pounds (for Egypt housing units), and 100 thousand pounds (for Jannah units).

Payment of 10% in addition to (1% administrative expenses + 0.5% for the benefit of the Board of Trustees) of the total price of the unit shall be completed within two months from the date of notification of the allocation. A 5% maintenance deposit shall be paid upon contracting and before receipt, and 5% of the total price shall be paid. 

The unit is upon receipt, and the remainder of the unit price is paid in equal quarterly installments for a period of (3, 5, 7, or 10 years), bearing interest on the debtor’s balance equal to the interest rate announced in the Central Bank of Egypt at the time of offering, plus (2% + 0.5). % collection expenses), and the first installment is due after 3 months from the date of receipt of the unit, with post-dated checks presented in installments before receipt.

Customization and placement

The City Authority announces the availability of housing units for immediate reservation, and the announcement is placed on the bulletin board at the Citizen Service Center, and on the official page of the City Authority on social media sites, as well as an announcement in the official newspapers according to the nature of the offer and its requirements.

A decision is issued to form a technical secretariat for the main committee of the city agency, headed by the head of the agency and specialized members (real estate - technical - financial - legal). The committee receives requests from customers wishing to allocate residential units, with a reservation form attached to it specifying the data of the residential unit to be allocated listed in the terms and conditions booklet. This starts from the date of announcing the offering and for a period of one month.

Giving the customer a letter addressed to the Housing and Development Bank to pay the amount of the seriousness of the reservation, in addition to the expenses of studying the application, in accordance with the terms and conditions booklet. Then the client provides the city agency with the documents required for the allocation, attaching to it a receipt for payment of the seriousness of the reservation, provided that the priority in allocating and housing the entire building before moving to housing.
